A tenant improvement (TI) allowance is a dollar amount your landlord agrees to contribute toward buildout costs, typically expressed as a dollar amount per square foot. The tenant uses those funds (usually paid by the landlord as reimbursement after work is complete) to finish the space. Cosmo works with TI allowance structures regularly and can help you understand how to scope your project within your allowance.
Yes. Most commercial TIs require permitted drawings from a licensed architect or commercial space planner. Cosmo builds from those drawings — we don't design the space, we build it. If you don't have a space planner yet, we can refer you to commercial designers we've worked with across the East Valley.
A typical office suite TI runs 4–10 weeks depending on size and complexity. Commercial permits in Chandler and Phoenix run 3–6 weeks for plan review. We build your permit timeline into the construction schedule so your lease commencement date is protected as much as possible.
