Lower quotes sometimes omit permits, waterproofing, or the intended finish grade. Our range assumes code-compliant work, clear project management, and qualified specialists where the scope calls for them. If you want a comparison, we can walk through both estimates line by line.
Permits are included by default — we pull them and we don't cut corners. Design is included for kitchens and bathrooms at the Elevated and Signature tiers. Refresh is "keep the existing layout, update everything in it." If you want a custom layout change, that's a quick conversation.
A Refresh-tier bathroom: ~2–3 weeks. An Elevated-tier kitchen: ~5–8 weeks. Signature builds with custom cabinets and structural changes run 10–14 weeks. Cabinet lead times are the most common reason a job stretches.
We don't lend in-house, but we work with a couple of local lenders that do home-improvement loans without the predatory rates. Ask during your walk-through and we'll point you to a couple of options.
